Roof, Seals & Water Intrusion: Complete Guide

Water damage is the silent killer of RVs — by the time you see a stain, it’s usually been sitting in the substrate for months. What to check, how to identify your roof material, the DIY leak test, and when to worry.

The Three Ways Water Gets In

Failed Sealant

The most common entry point. Every vent, antenna, AC mount, and seam is sealed with a product that has a finite lifespan. UV and temperature cycling cause it to crack, shrink, and pull away — a gap you can barely see is enough.

Roof Membrane Damage

Punctures, tears, and delamination in EPDM rubber, or cracking at stress points on TPO/fiberglass roofs. Once the membrane itself is compromised, water bypasses the sealant layer entirely.

Slide-Out Seal Failure

Roof wiper seals, side seals, and floor seals can each fail independently. Water that enters a slide cavity usually migrates into the main structure before anyone notices.

What to Check and How Often

  Inspect all roof seams, vents, skylights, and antenna mounts at least twice a year
  Check around every roof penetration — anything through the roof is a potential entry point
  Look at sidewall seams at the roofline — these fail silently and often
  Press on the ceiling around vents and lights — soft spots indicate moisture already in the substrate
  Check slide-out seals for tears, compression failures, or gaps in both the extended and retracted position

Identify Your Roof Type Before You Touch It

Using the wrong sealant or coating on your roof type doesn’t just fail to help — it can actively damage the membrane. Know what you have before you buy anything.

EPDM (rubber)  A true black or white rubber membrane, slightly flexible with a matte, sometimes chalky surface as it ages — common on older trailers and many mid-market brands
TPO  Usually white or light gray, smooth, and the same color/material on both the top and underside — now the more common OEM roof on newer production trailers and motorhomes
Fiberglass  A rigid, non-porous gel-coated panel, common on front/rear caps and on higher-end trailer roofs — behaves completely differently from the two membrane types above

Brand-Correct Sealants & Coatings (Dicor is the standard in the field)

  Self-leveling lap sealant is compatible across EPDM, TPO, and PVC membranes, plus bonds to aluminum, wood, and fiberglass — the standard choice for seams and penetrations regardless of membrane type
  EPDM roof coating requires a cleaner/activator primer first — skipping primer is the most common cause of early coating failure
  TPO roof coating requires a TPO-specific silicone primer — TPO’s slick surface won’t hold a coating without it
  Fiberglass roof coating is formulated to bond with gel coat — explicitly not recommended for EPDM or TPO, and will peel if applied to a rubber membrane

DIY Roof Leak Water Test

Takes about 20 minutes and tells you whether you actually have a leak, and roughly where it is, before you call anyone.

1.  Pick a dry day and have a helper inside with a flashlight, checking the ceiling around every vent, skylight, antenna mount, and seam
2.  Starting at the lowest point of the roof, run a garden hose (no nozzle, gentle flow, not a pressure washer) over one section at a time
3.  Hold each section for 3–5 minutes before moving to the next — slow soaks find leaks that a quick pass misses
4.  Work systematically front to back, one penetration or seam at a time, so you know exactly which section caused any water your helper sees
5.  Press gently on the ceiling near vents and lights afterward — a soft or spongy spot means moisture has already reached the substrate even without a visible drip

Signs You Already Have a Problem

  A ceiling stain, even a faint one — the source has usually been active for months already
  Soft or spongy flooring, especially near slide-outs or exterior walls
  A musty smell that doesn’t go away with airing out
  Cabinets or wall panels that have started to delaminate or bubble

Common Mistake: Wrong Sealant

Don’t use silicone on an RV roof unless you know exactly what the roofing material is. Silicone doesn’t bond properly to EPDM rubber and will peel within a season, often making the original leak worse by trapping moisture underneath. Watch for generic caulks containing petroleum distillates too — they can chemically dissolve EPDM and TPO membranes over time even though they look fine going on.

When to Stop and Call a Professional

Any confirmed soft spot, stain, or musty smell is worth a proper inspection — the cost difference between catching a failed seal early and repairing water damage that’s been active for two seasons is enormous. A reseal takes an hour. Subfloor replacement takes days. Thermal imaging finds moisture in the substrate before it’s visible on the surface. A soft spot under the membrane means the substrate underneath (usually plywood or luan) is already wet and delaminating — that’s a substrate repair, not a surface patch, and needs to be caught early.
